Coronado Beach in San Diego tops this year's list of best beaches, compiled annually by "Dr. Beach" Stephen Leatherman.

According to Stephen Leatherman, aka “Dr. Beach,” there are approximately 650 major public recreational beaches in the United States. Only one, though, can be No. 1. What strand of sand earns that designation? This year, the honor goes to Coronado Beach near San Diego, which tops Leatherman’s 2012 annual list of the Top 10 Beaches in the country. Released on Friday, the full list includes:
- Coronado Beach, Coronado, Calif.
- Kahanamoku Beach, Oahu, Hawaii
- Main Beach, East Hampton, N.Y.
- St. George Island State Park, St. George Island, Fla.
- Hamoa Beach, Maui, Hawaii
- Coast Guard Beach, Eastham, Mass.
- Waimanolo Bay Beach Park, Oahu, Hawaii
- Cape Florida State Park, Key Biscayne, Fla.
- Beachwalker Park, Kiawah Island, S.C.
- Cape Hatteras, Outer Banks, N.C.
The annual list, which Leatherman has compiled since 1991, is based on 50 criteria, ranging from natural conditions (sand softness, water temperature, wave size) to human-related factors (for example, noise, trash or public safety).
Stretching from the iconic Hotel del Coronado to Silver Strand State Beach, this year’s winner rose from second place in 2011 and third place in 2010.
“It’s flat and hundreds of yards wide so it’s great for walking and playing,” said Leatherman, who has spent much of his career researching and monitoring beaches as director of the Laboratory for Coastal Research at Florida International University in Miami.
“It has a fantastic Mediterranean climate. The water quality is excellent, and there’s a great lifeguarding program so it’s safe for families,” he told msnbc.com.
For Leatherman, the annual list is part of a lifelong passion for coastal environments, an interest that stretches from his childhood in Charlotte, N.C., where his parents built him a backyard sandbox, to the publication of his latest book, “Field Guide to the Water’s Edge” (National Geographic Books, $21.95), earlier this month.
It’s also an outgrowth of his decades of research on coastal erosion, storm damage and beach safety. On this year’s list, for example, Cape Hatteras dropped from No. 5 last year to No. 10 due to the damage caused by Hurricane Irene last August.
“There’s still an inlet or two that the storm opened up,” said Leatherman. “They’ve put up some metal bridges but there are going to be delays for people trying to get there.”
On the other hand, Hamoa Beach made the list after falling off it last year due to access restrictions implemented by an adjacent hotel. With those restrictions relaxed, the secluded beach outside Hana made a two-year jump from No. 9 to No. 5.
Meanwhile, if recent history is any guide, beach-bound San Diegans may need to prepare for an influx of visitors as local promoters will no doubt use the designation in their marketing materials for the coming year.
That was certainly the case with last year’s winner, Siesta Beach, in Sarasota, Fla. (To avoid repetition, beaches are “retired” after their tenure in the top spot.) According to Virginia Haley, president of the Sarasota Convention and Visitors Bureau, the area waged a full-on media blitz, including nabbing the domain name NumberOneBeach.com.
The results, she said, included an 18.2 percent increase in revenue per available hotel room (revPAR, as it’s called, a standard lodging-industry metric), a nine-month increase in visitor spending of 17.5 percent over the same period a year earlier and a 647 percent increase in visits to the CVB’s website.
Some of that increase, said Haley, may also be attributed to the fact that a year had passed since the Deepwater Horizon oil spill, which put a damper on tourism throughout Florida and the entire Gulf region in 2010.
Nevertheless, she offers one more bit of support for the significance of being named the nation’s top beach.
“I’ve had a couple of local little old ladies say, ‘Stop promoting Siesta Beach!’ ” she told msnbc.com. “That’s when you know it’s working.”

At a recent Women’s Council of REALTORS® luncheon I attended, Leslie Appleton Young, Chief Economist for the California Association of REALTORS®, reported that according to Pew Research Center’s “Home Sweet Home. Still. Five Years After the Bubble Burst” 8 in 10 Americans agree buying a home is the best long-term investment a person can make. Rent or Buy is the question of the day. “…renters are hardly immune to the allure of homeownership, even in the face of the five-year decline in prices. Asked if they rent out of choice or because they cannot afford to buy a home, just 24 % say they rent out of choice. According to Pew Research Center, “17% of the current renters would like to continue to rent and 81% would buy a house at some point.”
According to CAR’s Chief Economist, the 2011 annual Housing Market Survey showed that the Investment & Second/Vacation Home market was the strongest ever with 17% of the homes in California being purchased for Investment/Rental Property and 7% for Vacation/Second Home use. I interpret this to be good news for Coronado since we have a strong Resort and Second Home Market. Unfortunately there is not an easy way to track this in Coronado.
In today’s market, a common question asked is, “Do you think home prices are going up, down or staying flat in one year, five years and 10 years? “ My answer typically is “my crystal ball is broken.” However, Leslie Appleton Young, an expert in the field, reported buyers and sellers polled across the state of California reveal that “Sellers are Skeptical and Buyers are hopeful.” That scenario seems to apply to Coronado as well.
I went to SANDICOR, our local multiple listing organization and pulled data on the single family homes that SOLD in Coronado Village between 1/1/ and 4/9 for the last three years.
A total of25 single family homes sold during that time period in 2012.

What I am seeing is that the average and maximum days a home is on market is shorter in 2012 than during the same time period in 2010 and 2011. The average price per square foot improved in 2011. The average price per square foot is higher in 2012 than it was in 2010, but slightly less than 2011. Inventory for single family homes is down 25 % from this time last year.
If you are interested in selling your home and getting the most per square foot that I would recommend that your list your home for sale based on the above data. Overpricing your home ultimately will get you less per square foot and longer days on the market.

11/11/11 will be the Veterans Day of ALL Veteran’s Days! Coronado, California will make history when ESPN airs a college basketball game between Michigan State and North Carolina. A rematch of the 2009 NCAA championship game—will be played on the deck of the U.S. Navy aircraft carrier U.S.S. Carl Vinson. Berthed at North Island Naval Air Station, in beautiful Coronado, California the Vinson will carry a basketball court with seating for about 7,000 spectators, mostly U.S. military personnel. President Barack Obama, the nation’s basketball-fan-in-chief will be in attendance. For some high enough in the stands, there’s a view of the San Diego skyline across the bay. The food is amazing! I am particularly fond of their fried zucchini and sweet potato fries. Their Papa’s Steak Sandwich has quickly become my favorite. The community of Coronado is bursting with pride with the reopening of the Coronado Village Theatre. After being closed for more than a decade, the 1940’s Coronado Village Theatre reopened its doors in June. The art deco marquee and façade of the Coronado Village Theatre has been refurbished and is once again the focal point on Orange Avenue in Coronado
It seems that taking in a movie at the Coronado Village Theatre is a rite of passage for any local. The single-screen theatre was the place where everyone in town gathered to see the latest films. I remember in years past taking my children to The Coronado Village Theatre. Located in the center of Coronado, it was easy to walk to and didn’t require a drive across the Coronado Bay Bridge. Unfortunately, as the years went on, the movie theatre management didn’t keep up and residents of Coronado began leaving the aging Coronado Village Theatre for the more modern multi-screen theaters across the San Diego Bay. In 2000 the theatre closed after falling into serious disrepair.
Bringing the Coronado Village Theatre back to life was no easy task. Fortunately Coronado City Officials and concerned Coronado residents were keen to save the 64-year old theater. For more than eight years a broad-based group of supporters worked to find a way to reopen the Coronado Village Theatre. In 2008, Coronado’s redevelopment agreed to provide $2.675 million grant to Vintage Theatre to ensure its long-term operation. “We feel the investment Coronado made to revitalize the Village Theatre will be returned to residents and movie patrons for many decades to come,” said Coronado City Manager Blair King in the recent issue of Coronado Currents, The Official publication of the City of Coronado.

Everybody loves Coronado and I love selling real estate in Coronado! What a great community to live, work and play in. A National Citizen Survey reported that Coronado, California has some of the most satisfied residents in the country. Coronado used the National Citizen Survey, a joint effort between the National Research Center and the International City/County Management Association, to produce a statistically valid study. Questionnaires were mailed to 1,200 random Coronado homes (mine was not one of them) and 357 completed surveys were received. Apparently the response rate (31%) was a typical response rate for a citizen survey.
Over 500 cities across the United States, including about 70 that are categorized as resort communities, have participated in the Nation Citizen Survey. Coronado’s results were ranked nationally, as well as among resort communities with populations under 55,000.
Nationally, Coronado ranked high in many of the 110 categories, including:
· No. 1 of 318 communities in overall quality of services
· No. 2 out of 255 communities for personal safety in the neighborhood
· No. 1 of 280 communities in the quality of life
· No. 3 of 238 communities in recreation opportunities
· No. 1 of 264 communities in places to retire
When compared solely against resort communities ~ including cities such as Sedona, Arizona; Steamboat Springs, Colorado and North Palm Beach, Florida ~ Coronado, California ranked in the Top 5 in 77 of 110 measures, which included 46, number 1 rankings. Areas in which Coronado ranked #1 included recreation programs, library services and value of services for taxes paid. The survey and results can be found on the Coronado website www.coronado.ca.us.
